Amongst the many problems currently facing the housing property market in Spain, the two main issues affecting it most are that prices still need to fall much more. This is causing potential purchasers to hold back, thinking that prices will drop, so why buy now? And the other main issue, caused by the current financial, economic and political uncertainty in Europe, is that the banks in Spain will gladly lend money to those who wish to buy one of their re-possessed properties, at below market prices and with maximum mortgage facilities, in some cases up to 100%, but are very reticent in advancing funds to buyers from other sources, i.e. the estate agents and promoters in Spain. Whilst there continues to be a lack of flow of bank funding for property buyers and small and medium businesses, little is going to change in the immediate future.
